We have about $110.000 into the place including land, well, driveway,
all the structures and systems. This does not include my labor and
all the head scratching, nor does it take into account the yearly
appreciation. Despite the economic wasteland that surrounds us there
must have been some appreciation? So anyway, $200.000 seems reasonable.
This is off course an impossible sum to come up with for most of
the people we would want to take over. And since our homestead here
is a little out of ordinary in the eyes of the generic real estate
market it might be difficult to get a loan for it. With such trials
in mind we will gladly offer owner financing with a small down payment.
The land is 15 acres, of which 7-8 are reasonably flat. The rest
is a hilly barrier towards the highway. 90% of it is in native vegetation,
with very few weeds. Wildlife abounds.
When we purchased the land nobody had lived here before, nor was
it developed in any way. We had a driveway of sorts put in and the
folks with the right equipment drilled a well for us.
Behind the property are 40 acres of government land, virtually
inaccessible from public roads. Nobody goes here but us and the
neighbor's horses. We maintain a 2.5 mile hiking trail in this and
adjoining areas.
The well is 150' deep. water was found at 115'. The test at the
time of drilling gave us in excess of 25 gallons per minute. So
it is a good well.
On the land are the following structures: The cabin, which is much
talked about here on the site. The shop, which is bigger than the
cabin. The open barn. And finally the shed. So four buildings. In
addition to this there's the compost bin/solar shower/outhouse enclosure.
